MAKE A GIFT TODAY
Donating real estate frees you from the costs and responsibilities of ownership. Making an outright gift of property that you've owned for more than a year offers many tax benefits.

A gift in your will or living trust can be created or changed at any time. It allows you to continue ownership, enjoy your property during your lifetime and create a lasting legacy in your memory or in memory of a loved one.
MAKE A BARGAIN SALE
A bargain sale occurs when you sell real estate that you've owned for more than one year to us for less than its current fair market value, subject to our agreement. After we purchase your property, you receive cash and a charitable deduction, and we receive the property at a bargain price. We both benefit financially.

What Kind of Land or Homes Do We Need?
RAW LAND
Lots need to be buildable for a 1,200 - 1,500 square foot house and cost no more than $40,000. The land cannot have a steep grade nor include special stipulations that increase costs. Sewer is preferred, but septic is accepted in some situations.
LAND TRACTS
Land tracts need to be suitable to build 5 - 10 houses (1,200 - 1,500 square feet each) and have space for private drives rather than a public street. The purchase price should not exceed $40,000 per buildable lot.
HOUSES TO REHAB OR DEMO
For best use, houses should cost under $80,000, be between 1,200 - 1,500 square feet, contain no environmental liabilities, and current owner can convey a good title in Gwinnett County.
HOUSES TO SELL
A home donation can be sold as funding to build more homes.
